It seems pretty obvious...doesn't it? Yet you see ad #1 time and time again! Now let me ask you, who cares what that agent needs?

Nobody but the agent.

I'm going to let you in on an absolutely crucial little secret. Every ad...flier...mail piece...every communication of any kind should be focused on one thing and one thing only...your prospect and their needs...not you or your needs!

So how successful is the second ad?

A quick example of its success is an agent in Columbus, OH, J.A. Dava with RE/MAX Premier Choice. J.A. called to tell me about his first run of this ad. They're afraid they might make a mistake that costs them thousands of dollars. Plus, they think all real estate agents are sharks. But they see your ad offering them free information to help them overcome their fears.

The second reason it's so successful is it is super EASY for prospects to respond. They can call in a relaxed, comfortable way. They don't have to worry about an agent grilling them with 20 questions. They can just get some information and test the waters.

Then, once they respond to you, you implement an effective follow-up system that will gently and effectively lead that prospect to do business with you.

You'll Be Viewed As A Trusted Advisor

Another incredibly nice benefit of this type of approach is it builds trust and rapport. When you have trust and rapport, prospects are so much easier and nicer to work with. They view you as a trusted advisor...not a shark out to earn a commission check.

Now here is where I'm often asked...

"So How Good Are These Prospects?"

Answer: VERY GOOD!

Unlike Internet leads that can be 18-24 months away from making a move, a survey of over 25,000 prospects (who called for recorded information) showed 32.7% of them bought or listed a property within 30-60 days after calling. And another 35.8% created a transaction within twelve months!
